Private Residence
Addition (Rowhome Rear)
Washington, DC

This project involved a proposed addition at the rear of a rowhome located in Washington, D.C., aimed at enhancing the overall living space for the homeowners. The primary objectives were to add kitchen space on the main floor, expand the bedroom on the upper floor, and renovate the basement to create a separate, rentable unit. By focusing on these enhancements, the homeowners aimed to improve their daily living experience while maximizing the property’s aesthetic appeal and natural light.

The kitchen expansion featured a contemporary design that seamlessly integrated with the existing layout, enhancing functionality for both everyday living and entertaining. By creating a more open and inviting kitchen space, the homeowners fostered a warm atmosphere for family gatherings and social events. Additionally, the bedroom expansion on the upper floor provided much-needed square footage to improve comfort and usability, ensuring that the project met modern needs without sacrificing the historical context of the rowhome.

Renovating the basement into a stylish and self-contained rental unit presented an opportunity for the homeowners to generate additional income while maintaining privacy and accessibility. This thoughtful approach not only enhanced the value of the property but also contributed to the community by providing housing options.

A significant focus of the project was on facade studies, ensuring that the new additions blended harmoniously with the traditional architecture of the rowhome. The design maximized natural light through strategic window placements and open spaces wherever possible, all while utilizing contemporary design elements that complemented the existing structure. Importantly, the selection of affordable materials and finishes was prioritized to achieve durability and aesthetic value without exceeding budget constraints.

Sustainability also played a crucial role in this project, as energy-efficient solutions were integrated throughout the design. This commitment to sustainability helped reduce the environmental impact and enhanced the home's overall efficiency, leading to lower utility costs for the homeowners.

In summary, this project aimed to create a beautiful and functional living space that met the evolving needs of the residents while carefully balancing modern enhancements with the historic charm of the rowhome. Through thoughtful design and planning, the homeowners looked forward to enjoying an improved quality of life and increased property value.
